What is an EPC?

An Energy Performance Certificate (EPC) shows the energy rating of your property.

This is the ability of your heating system to heat the volume of air inside your property and the ability of the structure, (i.e. the roof, walls, windows and doors) to contain that heat.

The rating is a score out of 100 and graded on a scale from A-G. 48/100 is the average score for a property in the UK.

Who needs an EPC?

  1. Landlords – must provide an EPC to prospective tenants when letting or re-letting a property after 1st October 2008.
  2. Homeowners – must produce a Home Information Pack for potential buyers when selling their homes. An EPC must be included in the pack.
  3. Builders – must provide an EPC to buyers of newly built properties.

How long does it take to get an EPC?

We can usually arrange an assessment within 24 hours of your request and provide the certificate one day after the assessment. An assessment takes up to an hour depending on the size of the property.

How long are they valid for?

EPCs are valid for ten years.
